Describe the property, not just the address
Give the number of buildings, the stories in each, whether gutter guards are present and how many units share a roofline. If the property has gated access, say who opens it. We use these details to plan the day on site.

Who is allowed to hire
Governing documents decide whether the association or each owner handles gutters. In many townhome communities the board arranges it for the whole row. In others each owner is responsible for the section above their own unit. Settle that before asking for quotes, because we cannot act on a request from someone without authority to approve it.
Ask whether the association requires a certificate of insurance, a vendor registration or notice to residents. Those requirements belong to the community, so mention them when we call and we will know what to expect.
Documentation and follow-up
Boards should ask whichever company they hire for a short written summary after the visit: which buildings were done, what problems were seen and what was left. Photos of damaged fascia or sagging runs help the board decide what to repair next, since repair is outside what we do.
Florida's statute 720.3035 limits how an association may deny architectural requests, which matters if the board is considering a guard or colour change. For routine cleaning the question rarely arises. How a request is handled is on the about page.
